Ingleside's Concrete, Decades Later

Ingleside is a large, established Macon neighborhood off Vineville Avenue, and much of its concrete dates from the 1930s through the 1960s. Concrete contractors here spend a lot of time on driveway replacements, new patios behind mid-century homes, and walks and steps that have reached the end of their life. Here is what that work involves.

A big historic district

The Ingleside Historic District was added to the National Register of Historic Places on May 10, 2016. It covers about 549 acres and was counted with 641 contributing buildings. It is roughly bounded by Vineville Avenue, Candler Drive, Bonita Place, High Point Road and Forest Hill Road. Streets in the district include Vista Circle, Ridge Avenue, Riverdale Drive, Osborne Place and Ingleside Avenue. The neighborhood layout was planned by civil engineers working with landscape architect J.L. Hoffman.

Homes from several decades

The district holds a range of housing ages. Alexander School No. IV on Ridge Avenue was built in 1932, with an addition in 1948. Homes listed in the district include ones built in the 1940s and 1950s on Osborne Place and in the mid-1960s on Ingleside Avenue. That mix matters for concrete:

  • 1930s and 1940s homes often have narrow drives, small stoops and walks that have been patched many times
  • 1950s and 1960s homes often have wider carport slabs and drives that have cracked and settled
  • Additions over the years left a patchwork of concrete of different ages and colors

Driveway replacement done right

A driveway that is 60 or 70 years old has usually done its job. When we replace one in Ingleside, we: 1. Remove the old concrete and haul it away 2. Check the soil and dig out soft spots 3. Lay and compact a stone base 4. Set forms with a slope that carries water to the street, not the garage 5. Place reinforcement and pour 6. Finish, cut control joints and cure the slab

If there is an old carport slab, we can tie a new driveway into it or replace both together so they match.

Patios behind mid-century houses

Many Ingleside homes were built with a small back stoop and no real patio. A new patio, plain or stamped, adds outdoor living space without changing the house. For mid-century homes, clean lines often work well: a simple rectangle with a broom finish, or large square sections with saw-cut joints. For older revival-style homes, a stamped brick or stone border can suit the look.

Hills and trees

Macon's north side sits on Piedmont hills, and many lots in and around Ingleside have some slope, along with mature trees that affect concrete too. Slopes need careful drainage so runoff does not wash out the base. Big roots can lift walks and drives. We plan around both: grading for runoff, thicker sections near trees and joints placed where movement is likely.

Walks, stoops and steps

Older Ingleside homes often have a small front stoop with two or three steps and a walk out to the street or driveway. Over the decades, stoops settle and walks crack where roots and water have worked under them. Rebuilding a stoop is a good time to make it a little larger and safer, with a landing wide enough to stand on while you open the door. We match the walk to the stoop so the whole entry looks like one piece of work.

Ingleside Questions

Can you replace an old carport slab and driveway together?

Yes. Replacing both at once gives a consistent finish and lets us set one continuous slope for drainage.

What patio style suits a mid-century Ingleside home?

Clean, simple shapes with broom finishes or large saw-cut squares usually fit mid-century houses well.

My driveway slopes toward the garage. Can that be fixed?

When we replace it, we can often regrade so water runs toward the street. We check the levels during the site visit.
